Above all, make sure you are completely honest, and you will come out on top.
3. Install energy-efficient features.
More and more people these days are becoming increasingly eco-conscious. Because of this, it is important to attract buyers with home features such as energy-efficient certifications, high-performance windows and doors, spray-foam insulation, geothermal water pumps, solar water heaters, or solar panels, just to list a few! These features will not only sell your home faster, they will keep utility costs down for future owners and will appreciate the value of your home more quickly.
4. Do some housekeeping to make your property more attractive.
Two things that will draw buyers in are curb appeal, and a staged home. First: exceptional curb appeal will really make potential buyers come knocking! When your home looks inviting from the outside, it draws people to the inside. Spruce up your curb appeal with these features: freshen up your house paint, including the front door; keep your lawn green and mowed; keep your yard free of weeds, toys and garden ornaments; keep your walkways well-maintained, and invest in some basic landscaping. Second: it is known that professionally staged homes sell 20-40 percent faster than those that are not. Focus on decluttering your home. Reduce the number of photos, art, and knick-knacks. You want your home to look and feel like a home, but you need to make sure potential buyers can still picture themselves making it their own home in the not-too-distant future!
5. Sweeten the deal.
There are several things you can do to make a deal just that much more appealing: offer to cover the buyer's closing costs; offer 3 months of landscaping after closing, or; offer a warrantee on all the appliances included in the deal.
